The Genesis Index, in brief
The Genesis Index is The Genesis's proprietary micro-market scoring framework. It scores every MMR micro-market from 0 to 100 on eight weighted variables — connectivity, demand depth, supply pressure, pricing, absorption, infrastructure, liquidity and development potential — applied identically everywhere so comparisons are meaningful.
Methodology
Eight variables, and why each one matters.
| Variable | Weight | What it measures | Why it moves a decision |
|---|---|---|---|
| Connectivity | 15% | Real journey times by road, rail, metro and airport to the employment cores relevant to the buyer | Determines the catchment a project can actually draw from. |
| Demand depth | 15% | Size and financial capacity of the addressable buyer pool for the product | Sets how much inventory the market can absorb at a price. |
| Supply pressure | 10% | Launched, registered and pipeline inventory competing over a typical sell-out period (scored inversely) | Governs pricing power over the life of the project. |
| Pricing | 12% | Registered realisation per carpet square foot and its direction | The evidence base for a price ladder. |
| Absorption | 18% | Observed velocity of comparable configurations | The leading indicator — it turns before price does. Weighted highest. |
| Infrastructure | 10% | Committed projects, credited by delivery stage | Separates real future value from announced value. |
| Liquidity | 12% | Resale depth and realistic time to exit | Decides whether an owner or investor can actually get out. |
| Development potential | 8% | Entitlement headroom and redevelopment pipeline | Signals both upside and future competition. |
Principles of the framework
- Evidence over asking prices. Pricing uses registered transaction values, never listing prices.
- Velocity leads. Absorption carries the highest weight because it turns before price.
- Infrastructure by stage. Announced projects score nothing; operational projects score fully.
- Consistency beats precision. The same method everywhere matters more than a perfect score anywhere.
- A score is not a recommendation. Fit to product, price and balance sheet decides the answer.

Questions
About the index.
What is the Genesis Index?
The Genesis Index is The Genesis's proprietary micro-market scoring framework. It scores every MMR micro-market from 0 to 100 on eight weighted variables — connectivity, demand depth, supply pressure, pricing, absorption, infrastructure, liquidity and development potential — applied identically everywhere so comparisons are meaningful.
Why is absorption weighted highest?
Because it is the leading indicator. Prices in Indian residential are sticky and lag demand by months; absorption velocity changes first. A micro-market with flat prices and halving velocity is deteriorating faster than its price data shows.
Is a high Genesis Index score a recommendation to buy or build?
No. A score makes reasoning visible and comparable; it is not a recommendation. A high-scoring micro-market can still be wrong for a specific product at a specific price and for a specific balance sheet.
How often is the Genesis Index updated?
Quarterly, with interim revisions when something material changes — an infrastructure milestone, a significant supply addition, or a visible shift in absorption. Scores currently published on the site are illustrative pending release of the scored quarterly model.
