Almost every commercial question about an Alibaug parcel reduces to one thing: what does the coastal regulation zone classification permit on this specific plot. It determines permissible construction, setbacks from the high tide line, floor area, and in some cases whether anything can be built at all.

In our experience this is the most frequently misrepresented fact in the Alibaug market. Sellers and intermediaries describe parcels as buildable on the basis of what neighbours have built, or on the basis of an outdated classification, or simply optimistically.
