Project sales management is the outsourced operation of a developer's sales function: recruiting and deploying the site team, designing the buyer journey, running the CRM, controlling inventory release, governing lead response and closing through to registration. The funnel is where projects leak

Developers tend to diagnose slow sales as a demand problem, because demand is the visible input. In our experience the more common failure is conversion. A project generating a healthy volume of enquiries can still stall if leads are answered in nine hours instead of nine minutes, if the site visit is scheduled without qualification, or if the closing conversation happens with someone who has not been trained to handle a price objection.

Each of those is a fixable operating problem. None of them is fixed by more marketing spend — in fact, spending harder on a leaking funnel is the most expensive mistake available to a developer, because it scales the loss.

Why cancellations matter more than bookings

A booking is a claim. A registration is revenue. The gap between them is where a lot of reported sales performance quietly disappears, and it is the number most sales reports are designed not to show.

We report booking-to-registration conversion and cancellation rate as headline metrics from the first month. It makes our own numbers look more conservative than an agency reporting gross bookings — deliberately. A mandate measured on bookings incentivises soft closures, aggressive discounting at quarter-end and the kind of unqualified booking that unwinds 90 days later, leaving the developer with a re-released unit, a refunded token and a hole in the collection plan.

The site team

We recruit, train and supervise the team on site. They carry our accountability, not the developer's payroll overhead, and they are managed against funnel conversion rather than activity volume.

Training is product-specific and re-certified. A closing executive on a redevelopment project in Dadar needs to hold a fluent conversation about society consent, corpus, carpet entitlement and occupancy timelines. The same person on a plotted development in Panvel needs a completely different command of NA orders, plot titles and infrastructure timelines. Generic sales training produces generic answers, and generic answers lose informed buyers.

Inventory control

An open inventory book is the fastest way to lose realisation. When every unit is available, buyers optimise — and the units that clear first are the best ones, at the launch price, leaving a long tail of difficult stock to carry for years.

We manage release as a sequence: which tower, which floor band, which configuration, at which point in the ladder, and what is deliberately held back. Blocking rules are enforced in the CRM rather than in a spreadsheet, so a unit cannot be quietly promised twice.

Do you supply the sales team, or manage ours?

Either. We can deploy a team under our own supervision, or take management responsibility for an existing in-house team. The second is often harder, because it means changing habits rather than setting them — so we are explicit up front about what has to change and who has authority to enforce it.

Can we take project sales management without an exclusive mandate?

Yes. It is a standalone scope and some developers start here, particularly when a project is already launched and the issue is conversion rather than positioning. It works best alongside pricing authority, because a sales function cannot fix a product priced against the wrong segment.

Which CRM do you work in?

We work in the developer's existing CRM where one is in place and fit for purpose, and we will recommend a change where it is not. What matters more than the platform is stage discipline, lead ageing rules, source attribution and whether the reporting reconciles to spend. A well-governed simple CRM beats a badly governed sophisticated one.

How quickly can a team be deployed on site?

Four to six weeks for a standard residential project, assuming the sales gallery is ready. Recruitment is the constraint, not training. We do not shorten it by deploying uncertified people onto the floor.
