- Prabhadevi (South Mumbai): Genesis Index 81. ₹52,000 – ₹95,000 per sq ft carpet. Quietly one of Mumbai's strongest luxury addresses — Worli pricing without Worli's launch congestion.
- Mahalaxmi (South Mumbai): Genesis Index 79. ₹45,000 – ₹85,000 per sq ft carpet. Central, well-connected and increasingly premium — with an unusually varied product mix for a South Mumbai address.
- Dadar (South Mumbai): Genesis Index 80. ₹32,000 – ₹58,000 per sq ft carpet. Mumbai's most connected address and its deepest end-user market. Redevelopment is the only meaningful source of supply.
- Wadala (South Mumbai): Genesis Index 74. ₹26,000 – ₹44,000 per sq ft carpet. Large-format planned supply at a central location — with the deepest absorption question in the central spine.
- Byculla (South Mumbai): Genesis Index 73. ₹28,000 – ₹48,000 per sq ft carpet. South Mumbai pricing at a South Mumbai address, on land that is genuinely available. The upside case rests on redevelopment at scale.
- Tardeo (South Mumbai): Genesis Index 78. ₹65,000 – ₹1,40,000 per sq ft carpet. Among Mumbai's highest realisations on a handful of transactions a year. A market for specialists only.
- Bandra West (Western Suburbs): Genesis Index 88. ₹48,000 – ₹1,10,000 per sq ft carpet. The western suburbs' premium benchmark. Exceptional demand, almost no land, and sub-markets that price very differently street by street.

- Andheri West (Western Suburbs): Genesis Index 81. ₹26,000 – ₹48,000 per sq ft carpet. One of Mumbai's deepest and most liquid residential markets — high volume, strong metro access, intense competition.
- Andheri East (Western Suburbs): Genesis Index 78. ₹22,000 – ₹40,000 per sq ft carpet (residential). Mumbai's most important secondary business district, with genuine walk-to-work residential demand alongside it.
- Versova (Western Suburbs): Genesis Index 74. ₹24,000 – ₹46,000 per sq ft carpet. Coastal, low-rise in parts, and anchored by a metro terminus — a quieter premium pocket within Andheri's orbit.
- Goregaon (Western Suburbs): Genesis Index 77. ₹20,000 – ₹38,000 per sq ft carpet. Scale and planned development in the western suburbs — with strong metro coverage and a growing commercial base.

- Nerul (Navi Mumbai): Genesis Index 77. ₹15,000 – ₹30,000 per sq ft carpet. Navi Mumbai's premium residential address, anchored by Palm Beach Road and a strong institutional base.
- Belapur (Navi Mumbai): Genesis Index 76. ₹13,000 – ₹24,000 per sq ft carpet (residential). Navi Mumbai's administrative and commercial centre, with the best Atal Setu access and a genuine office market.
- Kharghar (Navi Mumbai): Genesis Index 72. ₹10,000 – ₹18,000 per sq ft carpet. A planned, green node with metro access, an education hub and genuine proximity to the new airport.
- Panvel (Navi Mumbai): Genesis Index 71. ₹8,000 – ₹15,000 per sq ft carpet. The MMR's principal transport junction and the most direct beneficiary of the new international airport.
- Ulwe (Navi Mumbai): Genesis Index 68. ₹9,000 – ₹16,000 per sq ft carpet. The closest node to both the Atal Setu landfall and the new airport — and the most dependent on infrastructure delivery.
- Airoli (Navi Mumbai): Genesis Index 73. ₹11,000 – ₹20,000 per sq ft carpet. Navi Mumbai's IT corridor node — genuine local employment and the shortest link to Mumbai's eastern suburbs.
- Taloja (Navi Mumbai): Genesis Index 62. ₹6,500 – ₹12,000 per sq ft carpet. The MMR's affordable frontier with metro access — early-stage, cheap, and dependent on amenity catching up.
- Thane West (Thane corridor): Genesis Index 77. ₹13,000 – ₹26,000 per sq ft carpet. The MMR's deepest mid-market. Township-scale supply, strong absorption, genuine amenity — and intense competition.
- Ghodbunder Road (Thane corridor): Genesis Index 68. ₹11,000 – ₹19,000 per sq ft carpet. The MMR's township corridor — enormous planned supply, accessible pricing, and a congestion problem that defines it.

- Bhiwandi (Thane corridor): Genesis Index 65. ₹4,500 – ₹9,000 per sq ft carpet (residential); warehousing on separate basis. India's most important warehousing market — an industrial and logistics play, not a residential one.
- Vasai & Virar (Growth corridors): Genesis Index 58. ₹5,500 – ₹11,000 per sq ft carpet. The MMR's largest affordable belt by volume — rail-dependent, price-led, and transformed if the coastal link delivers.
- Alibaug (Growth corridors): Genesis Index 67. ₹9,000 – ₹25,000 per sq ft built (villas); land on a separate basis. Mumbai's second-home market, repriced by the Atal Setu — land-led, CRZ-constrained and genuinely illiquid.
