Mandates
Five mandate models, compared.
Each model puts accountability in a different place. Choose the one that matches the outcome you want to hold someone to.
- What it is
- Sole appointed sales and marketing partner for a project, from pre-launch to sell-out, with authority over pricing strategy, positioning and demand spend.
- Suits
- Developers who want one accountable partner for velocity and realisation rather than five vendors with different incentives.
- Commercial structure
- Monthly retainer, success fee on registered value, developer-funded marketing budget managed by us, standardised channel payout, and a velocity incentive above an agreed floor.
- What we need
- Clean title, credible approval position, RERA registration or a defined path to it, and willingness to revisit pricing and configuration before launch.
- What it is
- The operating layer: deployed and certified site team, CRM governance, inventory control, funnel SLAs and collections follow-through.
- Suits
- Developers whose issue is conversion rather than positioning, or who need an outsourced sales function without a full mandate.
- Commercial structure
- Monthly management fee plus performance component linked to funnel conversion and registration.
- What we need
- Access to the CRM and funnel data, and a single decision-maker with authority to enforce the operating discipline.
- What it is
- Strategic advisory without execution: market intelligence, product and pricing strategy, feasibility, and ongoing counsel to the promoter.
- Suits
- Developers with capable internal sales teams who want independent judgement on the upstream decisions.
- Commercial structure
- Fixed monthly retainer for a defined term and scope.
- What we need
- A defined question set and access to the project's own data.
- What it is
- A defined scope with a defined output: feasibility study, positioning brief, redevelopment tender, land valuation, second-opinion review.
- Suits
- Owners and developers needing one question answered rather than an ongoing relationship.
- Commercial structure
- Fixed fee against a written scope and timeline.
- What we need
- A clearly defined question and the data to answer it.
- What it is
- Independent advisory to a housing society through feasibility, developer selection, agreement review and construction monitoring.
- Suits
- Housing societies and landlords who need the information asymmetry with developers closed.
- Commercial structure
- Fixed fee by stage, paid by the society. We do not take a developer success fee on a project where we advise the society.
- What we need
- A committee resolution appointing us, and acceptance that we will report findings plainly to the general body.
The first decision
Let's start before the building.
Send us the site, the scheme or the stalled inventory. We will tell you what we think — including when the answer is not to proceed.
