How to read Central & Eastern Suburbs
The central and eastern suburbs — Powai, Chembur, Ghatkopar, Vikhroli, Mulund, Bhandup, Kurla, Sion and Matunga — have been the principal beneficiaries of Mumbai's eastern infrastructure programme. The Eastern Freeway repositioned Chembur and Wadala; Metro Lines 4 and 6 will do the same for Mulund, Bhandup and Powai.
This region also holds Mumbai's clearest proof that planned environment commands a durable premium. Powai has sustained a price premium over comparably located micro-markets for two decades, on the strength of internal infrastructure rather than connectivity — which is in fact one of its weaker attributes.
For developers, the eastern suburbs offer something the western suburbs largely do not: parcels of genuine scale, particularly on former industrial land in Bhandup, Kurla and along the eastern corridor. Where a project is large enough to create its own environment, the location's price ceiling can be exceeded.
