The short answer

Absorption measures how quickly comparable inventory clears. In the current reading, the deepest-absorbing MMR micro-markets are Thane West, Andheri West, Bandra West; the thinnest are the ultra-luxury and land-led markets, where the buyer pool rather than demand intent is the constraint. Absorption should drive the finance plan, because an optimistic velocity assumption is invisible for a year and then expensive.

A high absorption score means comparable inventory clears quickly at prevailing prices. It does not mean a new project will — especially one priced above the comparable set or aimed at a different segment.

Which areas in Mumbai sell fastest?

In our current reading, the deepest-absorbing micro-markets are Thane West, Andheri West, Bandra West. These are volume markets with large end-user buyer pools; they also tend to have heavy competing supply, so fast absorption does not guarantee pricing power.

Why is absorption more important than price?

Because prices in Indian residential are sticky and lag demand, while velocity changes immediately. A market with flat prices and halving absorption is deteriorating faster than its price data shows.

How should a developer use absorption data?

Build the absorption assumption from observed velocity of genuinely comparable inventory in the same catchment, stress it at least 25% slower, and confirm the project still works — especially on peak funding and finance cost.
