Its economic function is distribution, its occupiers are logistics companies, and its land is valued on warehousing yield and specification rather than on residential comparables.

That means the advisory work here is different: specification standards, floor loading, clear height, dock provision, compliance, power reliability, and lease structuring with covenant-strength occupiers. A residential price band tells you almost nothing about whether a Bhiwandi parcel is a good acquisition.
